Description



We offer a wide variety of property managment services to include:





Marketing and Occupancy Management 







  • Online Submission to over 39 websites to aggressivley market your property to active looking renters / lessors. 




  • We handle all tenant communications and showing of property(ies).




  • Applicants are qualified on the basis of employment, references and a credit report. We require a minimum of 2 months bank statements and last 2 paycheck stubs as verification of income.




  • Eviction Coordination: Notify and assist in Eviction on Non-Paying and/or Breach Tenants.






Rent Collection and Rent Roll Accounting 







  • Rent Collection: Rents are collected on the first of every month. If a tenant is late the appropriate notices will be sent to the occupying tenant. Reasonable efforts will be made to accommodate those with legitimate problems, if they cannot meet the deadline.




  • Payments: From collected rents Maximum Mortgage & Real Estate, Inc. will pay all mutually agreed upon expenses such as; mortgage payments, HOA dues, tax payments, insurance payments etc.




  • Rent Roll Accounting: Owner funds and/or statements with original receipts attached are sent to the owner on an agreed upon day of each month, at which time we will also provide a Rent Roll Accounting Statement.




  • Deposits: We will deposit rents into a separate Trust Account, to be paid out to the property owner on a mutually agreed upon date.






Maintenance Management







  • Maintenance Requests: Respond to maintenance requests and schedule appropriate vendors. All maintenance calls are responded to within one working day.




  • Vendors: We utilize professional and courteous maintenance tradesmen and vendors as required. We look for competitive maintenance rates which are passed on to the owners. Scheduling of turnkey work for vacancies and negotiating of contracts and bids. We evaluate quality of workmanship prior to authorizing payments




  • Inspections: Maximum Mortgage & Real Estate, Inc. will visit the site on a regular basis and walk-through each time a property is vacated and again before occupancy.






Our Rates







  • Our fees range from 5% to 15% of gross rental receipts, according to the type, size and needs of the property and the services provided. We also offer a flat rate fee.
